City of Miami Beach Deploys Datastream 7i to Manage Maintenance and
Construction of Municipal Properties

Property Management Department Drives Positive Results Using Web-Architected
Asset Performance Management Solution

GREENVILLE, S.C., SEPT. 6, 2005—Datastream Systems, Inc., today announced that the City of Miami Beach Department of Property Management has deployed the Datastream 7iTM Asset Performance Management solution to manage maintenance, construction and repairs of municipal property throughout the city.

The City of Miami Beach has the second highest housing density in the country, according to the U.S. Census.  The Property Management Department is tasked with managing more than 240 municipal buildings, 200 external vendors, its own state certified and licensed design and construction company, as well as dozens of parks, playgrounds, bridges, oceanfront boardwalks and bus benches.  With Datastream 7i, the department will standardize work-order, property and service management across its wide array of property holdings and be able to bill back appropriate departments for parts and labor.

“As the city continues to grow, our department increasingly relies on outside contractors to manage maintenance and construction projects.  The Datastream 7i Web-architected solution allows our employees and contractors to work from the same application, regardless of their location, enabling us to improve efficiency and service delivery across all our operations,” said Brad Judd, director of property management, City of Miami Beach.

Judd added that the Property Management Department must adhere to strict regulatory and reporting requirements in order to ensure projects are billed accurately and completed on time and on budget.  Datastream 7i simplifies management of these requirements with its Web-based Advanced Reporting module, which provides user-friendly project and maintenance tracking as well as report generation capabilities.  The department will also use the Databridge# advanced module to integrate with VFA’s Capital Planning Management Solution to enhance facility cost indexing for long-term planning and to provide detailed budget cost analysis for all of the city’s properties.

“Municipal governments and other public sector organizations are under tremendous pressure to deliver better services more efficiently.  They are also required to report on operations at a granular level to meet regulatory requirements,” said Larry Blackwell, CEO of Datastream.  “With its Web architecture, sophisticated asset management functionality and advanced reporting capabilities, Datastream 7i has proven to be an important solution for large municipalities like the City of Miami Beach.”

Since its initial deployment of Datastream software in 1996, the City of Miami Beach Property Management Department has won the “Energy Project of the Year” award from the Association of Energy Engineers, the Historic Preservation “Hall of Fame” award from Miami-Dade Heritage Trust, and an incredible ten “TOBY” Awards from the Building Owners and Manager’s Association, which is the highest award given in the commercial real estate industry honoring excellence in office building management.
